The 5 Steps of Style for Sale

Step 1:
  Consult

Step 2:
Recommend

Step 3:
 Organise

Step 4:
  Shop

Step 5:
Style

Style for Sale, or House Doctor, will make your home more attractive and appealing to prospective buyers so that they want to look at your home and are willing to make you a reasonable offer price. This, of course, will enable you to move out to your new home and move on with life’s adventures.

Step 1: Consult

The first step is a Design Consultation, at your home, so that I can get to know you, your home and why it’s important for you to sell your property now.  The consultation will provide you with the opportunity to discuss any issues or potential problems that there are with your home and also review any improvements you are willing to make to attract the right buyer.

I’ll take the time to review each room as we take a wander around your home and address it from a buyer’s perspective. In particular, I’ll be reviewing colour balance and colour flow, lighting and the layout of each room, as well as how your furniture and accessories can be styled attractively to appeal to your potential buyer.   Together, we’ll discuss the possibilities and any necessary changes required to achieve a home that your buyer’s will adore once they see the true value of your property.

Step 2: Recommend

Together, we have a Design Review so that I can share with you my recommended ‘House Doctor’ changes that are necessary to make your home attractive and appealing to potential buyers.

We will discuss and review all aspects of the recommended makeover, from the colour scheme to the overall style and cohesive look for your home, to the purpose of each room and any furniture reshuffles, and from the recommended new items and styling requirements for each room.

We will also review your timescale and budget for the makeover to ensure it is achievable within your project parameters.

Step 3: Organise

Organise your home and perfectly plan the project. Detailed planning and organisation ensures the ‘House Doctor’ makeover will achieve your deadline, remain within budget and create a beautiful home that will appeal to your target buyer.

Sometimes a light de-clutter and reorganisation is required to maximise the potential of each room. This may involve a change in furniture layout, the clearing out of cupboards or a change to everyday household processes (for example: organised paperwork and laundry procedures). This ensures every room looks spacious and welcoming for potential buyers.

To help you understand how your budget will be apportioned, I provide you with a high level Budget Breakdown. This is a good indication of the funds you would need to apportion to the ‘House Doctor’ makeover to attract your dream client and achieve the ideal sale price.

The extent of your budget will determine the scope of your ‘House Doctor’ makeover. The budget is usually a combination of professional services (decorator) and high street products (furniture and accessories). If there is an item that you would like to take to your next house (bedding) then I will apportion more of the budget to this individual piece.  Managing the budget is a specialist skill and one that I take on with delight to ensure that it is kept tight and reasonable. This helps to maximise your budget to make the most of what’s available and achieve a home that attracts your ideal buyer.

Step 4: Shop

I source and Shop for the final items that will be used in your room(s).  I use my wealth of knowledge to shop for the perfect item for your home. Whether it’s handmade, antique, vintage or high street, I will find you the ideal item for your room.

All of the items that I buy will compliment your existing furniture and accessories. They will add impact, colour and balance to your home so that it is co-ordinated, welcoming and appealing to your ideal buyer.

Step 5: Style

The final step is when I professionally Style your home with all of the new items alongside your existing furniture and treasured possessions.

I position the furniture and lighting before I dress and style the accessories to showcase the beauty and potential of each room. Each item is placed perfectly to ensure it co-ordinates in the room bringing balance and harmony to your home.

My attention to detail is key with pieces of art, mirrors, clocks, plants, cushions, throws, towels, candles and accessories arranged with care, attention and skill to make your home attractive and appealing to your ideal buyer. This creates beautiful photographs to attract your potential buyer and increases the value of your home once they step over your threshold. It will create a home that your buyer feels connected with and they’ll make you an offer you can’t refuse.
